Reducing maintenance response time in facilities teams
Where the hours actually go between reported and resolved, and how to get them back.

Teams usually measure how long the repair took. The delay is almost never in the repair.
Break the clock into four stages
Split your median resolve time and the bottleneck becomes obvious.
- Noticed to reported: how easy is it to raise an issue?
- Reported to triaged: who decides, and how often?
- Triaged to on site: scheduling and contractor response.
- On site to closed: the actual repair.
Fix the first two stages first
They are cheap to fix and usually hold most of the delay. Faster capture and automatic sorting typically pull days out of the cycle before you touch a single contractor agreement.
